    The thing is, i have no problem with an hoa. I don't want to live in one but i understand that to some they are attractive. Especially so for those that live in lower income areas. I wouldn't want my neighbour's turning their property into junk yards with 3 cars up on jacks or engines laying out on the ground for months at a time. My problem is with the jackwads that actually think they are important because they got a dozen of three neighbors to vote them to the board. Those folks are like the typical mall security guard. But picked on in high school and been peons their entire life and now all of a sudden think they are on the nyc swat team.

    1. He didn't pull a City building permit $75.00
    2. The form for the HOA takes 3 minutes to fill out, has no charge and is typically approved or denied in 10 minutes if done by mail, or he could have filled it out online and submitted it, it would have been approved or denied in 3 minutes.

    After he built the shed, his neighbor complained, the City asked for the building permit, he said he didn't have one. The City issued a cease and desist order and demanded he submit, he refused. Had we not taken him to court, the City would have.

    Actually, HOA's are more common in higher income areas. In some states, you cannot build a new development without an HOA. Actually, your problem is with the jackwads who refuse to get involved. Want to know why I've been board president for 15 yr, no one else wants to get involved. My current board of 5 have all been on there at least 6 yrs. I have more than a dozen FB rants from residents about how much they hate us and wish we were gone, yet, at our annual meeting, only 15 of 300 homes are represented, I guess they don't hate us that much. Our covenants prohibit window mount a/c units, for 10+ yrs we've tried to change that covenant, to change it requires approval of 75% of the property owners, we've never had more than 20% vote on the issue, so we can't change it. The result, every summer we cite the same 10 residents for violating it, and every summer they pay $400 in fines.

    Two years ago, 2 of our homeowners tried to get the HOA disbanded. As soon as they found out the process, they gave up, they knew they would never get the support required.

    Who is responsible for the roads? I know the area and the community, I live not far from there. Your City of Brighton correct? They aren't going to come out and pave cracks, they aren't going to spend the money to chip seal, why should they, residential streets are very low priority for cities. If you have a problem with the old lady, get involved, get on the Board and force a change, instead of complaining. Want to know how low priority residential streets are, City and County of Denver rotomilled all the streets from Gaylord to Williams and 1st Ave to 5th ave last April, they didn't bother to pave them until August, and even then it wasn't until residents raised a stink with the City Council member in the area. BTW, those are all $650k to $800k homes, no HOA, old Denver.

    I don't live there so I can't really answer those questions. It's just an example of a place I've been where an HOA doesn't necessarily mean better roads.

    I've lived in two HOA's and one wasn't so good and the one I'm in now is excellent. My home is in an HOA that's within an HOA so I have two HOA fees each month that total $215.00 monthly. HOA's aren't suitable for everyone, but I like it just fine. The HOA president is a former business owner and knows how to run an organization.
    This one is strict, but in return the neighborhood is beautiful, neat and clean. They were going to fine me $500.00 for dog poop in my front yard by the sidewalk, but after I explained I dont' have a pet, it was never mentioned again. The HOA keeps the lawns cut and trimmed and there's no homemade sheds built, or cars parked in the grass. Never see litter or other trash blowing around in the streets or yards. It's a professionally run HOA that does a good job.

    99% of the neighborhoods around my hood are clean around these parts. NO HOA.

    You'd have to go to a small town to find a dirty yard. And some of the stuff THEY gots. Is very old and cool to look at. Although maybe a neighbor might get tired of it.

    My dad built his shed without any building permits. City requires permits for any structure over 100 square feet...so dad made sure his shed was only 99-1/2. Had one nosey neighbor ask for his permit, and he told them to get bent...and that was the end of that. A lot of hassle can be avoided if you know the rules of the game. If you don't, that's when you get in trouble.

    Me personally, I have little patience for folks coming onto my property and telling me how I ought to keep it, or what I can or cannot do on it. Trying to boss me around on my property is likely to not end well for you. No, the fight won't make it to a court room. If you push too hard, I push back harder. If you manage to make if off my property in one piece and your lawsuit cost me MY home, you #### sure better believe it'll cost you yours as well. Hopefully your family made it out, but that's not really my concern, now is it? I don't take kindly to folks sticking their nose in where it doesn't belong, taking things from me.
