I'd go flat over step for southeast only, and you'll be dreaming of those cold storages when when it's 102 degrees in Savannah with 100% humidity and you have to tarp some roofing material.
If you're going to stay in FL only, I'd get a tandem flat instead of a spread since FL allows 44k lbs. There's no reason to mess with a spread.

Im with 40cal on this one. You will be better off with a 48 flat in that area. I think a tandem would be better also but I personally like Fontaine Infinity A/X with the spread for a 48 flat. Whatever trailer you do get, make sure it can handle heavy coils cuz your going to be doing lots of that and roofing in that area.
I would also at least move to northern Florida if you want to do flats. -
My $.02 is go with a composite 50' step, w/ sliding axle. Then invest in some good aluminum ramps which will double as a riser. Add in the container locks and there really won't be a whole lot that you wouldn't be set up for.
You can haul vehicles, some equipment, pipe, containers, etc. Your only real limit will be height, but you will get an additional 22"+ over a flatbed. And I do a lot of oversize with my step.
Make yourself versatile and well prepared for whatever is out there, It gives you way more options. -

Out bound:
Darlington S.C.
Huger S.C.
Petersburg V.A. -
Grabbing some metal that is so hot gloves do you no good.
Down pours just when you start to tarp or un tarp.
The dues to pay running the southbound lanes. -
