What does the ideal Truck Storage Lot look like?

    Hello all,

    My good friend and I are planning on building a longterm truck storage lot where trucks will be stored on monthly contracts although weekly and daily will be available. We will NOT be building a truck-stop like Loves or Flying J. This will be simply for storage. I am hoping I can get some feedback from everyone on here. Plan is to start with one and expand quickly across America once we have a good process in place to replicate this over and over. My father hauls over the road between the mid-west to the west coast currently but has been all over the country. My father-in-law also trucks and at one point was over the road but now hauls aggregate locally. Both have been driving their entire lives and have some great insight but I also wanted to reach out the trucking community for more feedback.

    Anyways, I am looking at a piece of land off a major interstate in Texas and working on a list of must haves in order for this lot to be appealing to Truckers. I will attach a pic of the layout. The plan is to have a lot comprised longterm truck storage. With that being said we have come up with the following plans;
    • The lot will be properly graded and back filled with suitable soil then 4” or so of crush concrete will be brought in. It will have proper water runoff etc.
    • Each slot will be 12’ wide by 75’ long
    • Porta-Johns with a hand washing station or some anti-bacterial soap
    • Lights all around the lot ensuring good lighting
    • Security Cameras
    • Dumpsters
    • Gate will have 24/7 access
    • Concrete jersey barriers or bollards along the fence line so the trucks don’t back up through the fence

    I was curious to what others prefer when it comes to payment and gate access? We planned on having it as automated as possible to where you could swipe a QR code sent to your phone similar to boarding a plane, pay through the website we will setup, have a card on file etc. There are many ways to accept payment so which is the most convenient and which is the biggest pain in the ##*

    1. That being said what are your thoughts?
    2. Are we providing enough or not enough?
    3. What’s the best thing I could provide on the lot that would make you not want to park anywhere else?
    4. What’s most important to you when choosing a lot?
    5. What’s your biggest pet peeve when picking a lot?

    Few things to note about the attached layout;
    1. In the attached photo you will see green and blue slots. The green shows the lot with 69 trucks parked side by side assuming each slot is 12’ wide by 75’ long. The blue shows what it would look like with 89 trucks. We are likely going to leave some of the blue section always vacant for dumpsters, porta-johns, and an are for a truck to back into and turn around.
    2. The distance from bumper to bumper when trucks are parked and facing each other would be about 81-85 ft.
    3. The black arrow lines shows a truck pulling into the lot, backing up into the blue vacant area and going out of the yard. I wanted to show this so that there would be a place for a truck to turnaround.
    4. The red boxed panhandle with nothing in it is also part of the land but to narrow for truckers.
    I appreciate the feedback in advance. My wife and I hold truckers near and dear to our hearts as it’s how our fathers have made a living and provided for us when we were growing up. So I am attempting to tackle a massive problem in the trucking world by providing parking and storage for the real back bone of America….our Truckers!

    I would prefer one way in, one way out, with angled parking, but that's possible in the lot you have pictured, and probably result in much fewer spaces.

    Before you plan on anything, take a trip to a bunch of truck stops, go to Iowa and visit that big truck stop, go to New Jersey and see what a truck stop is like, go to I think Maryland and visit a few of them.

    It is obvious that you have money do your research.


    Oh and drop the portapottie, that is disgusting.

    If you plan on these being "pay to park" lots then dont expect to get much business... Especially if you dont provide showers, fuel, scale, indoor restrooms, and food. I know of several decent sized truck stops that provide all of the things that I listed above which are 75% or more paid parking... And it is rare to see more than maybe 10 trucks in the pay to park slots. Once the free spots fill up drivers just start making thier own spots along the drive way, beside the scale, in the fuel island... Anywhere they can fit in that is nit a paid parking spot.

    Most trucking companies will not reimburse thier drivers for paid parking. So for most drivers paid parking is a last resort. In the last year I have only paid for parking 3 times... And the only reason have done so is because I can pay for it with my reward points from that particular truck stop chain.

    If all you are going to provide is a gravel lot with pay to park then I dont see you being very successful anywhere other than VERY close to, or IN very heavily populated areas that just dont have much parking... Ex: Chicago, Dallas-Fort Worth, L.A., Denver, ect.

    If you really want to attract truckers then you should lean your business model more toward amenities. Maybe give options like... Pay to park, OR free to park with 50 gallon fuel purchase, OR half price parking with $15 purchase in store/restaurant... You get the idea.

    Me personally... I'm absolutely not going to pay to park in a gravel lot with no amenities. If I pay for parking I'd better be able to get a free shower and a good sit down meal at a good price.

    This is the best Truck Stop in the entire country IMHO, and I believe it is 100% free parking. Something like 1000 parking spots for trucks, and it is probably filled to 80% to 95% capacity most nights.

    All amenaties on site... Fuel, scale, truck wash, service and repair shop, chrome shop, sit down dining, fast food, showers, barber, think they even have a dentist on site.

    I am always looking for a new place to park when im home. I was using places similar to your plan but had the same problem at each one. When money got tight or whatever they started trying to squeeze more and more trucks in until eventually theres too many drivers home at the same time and not everyone gets a spot which ends my interest in giving them money.

    ^^^ What he said. And how are you going to delineate the parking spots. In order to even make an attempt at orderly parking the ground will have to be painted with stripes. You going to paint gravel? How else are you going to maintain 12' spaces?
    And if you are talking about long term parking mainly for truckers to use when on time off- home time etc- then you would need on site security. Not much good for me to be able to look at a security video so I can tell who broke into my truck. I'd want to be confident that it wasn't going to be broken into in the first place.

    Could probably curb bumpers (not sure the right name). Paint them yellow. They'd be low enough to not be an issue if you rolled over them. Just a thought.
