    After replacing a half dozen A/C units and putting in new carpet every 2.5 years was going to get out of the landlord business but a lodge brother gave me some golden advice.

    1. I Personally go to each unit once per month and replace the A/C filters EVERY MONTH and check under the sinks and on the ceiling for any leaks. This gets your renters used to you coming by once a month and being inside, so the unit will be cleaned up at least once a month.
    2. Never put down carpet in a rental unit. Use peal and stick PVC flooring that has a parquet wood finish thought the whole rental unit. With my worst renter ever, I had to replace only 8 pieces of flooring. The renters can get their own rugs so their pets and kids can pee and poop on them. With peal and stick parquet flooring that stuff just wipes clean.

    Following those two rules never had a problem in 22 years and 3/4 of my units are Section 8 renters.

    The OM was just pondering the structural components of the framing / divising wall as we were going by some.

    Wether they were thicker, double rocked, etc.

    We have a situation. Well, we've been having a situation. Got loaded, good to go............not so fast......DENIED.

    Trailer absolutely will not budge these tandems. And they definitely need to move.

    Road service is supposedly coming.
