I'm learning a lot about estates while settling my wife's. Neither of us had a will, nor any kind of official final wishes. Laws vary state to state but there are also federal laws to follow. I will be getting my affairs in order later this year so my kids don't have to do this and the government won't be able to tax my estate.

I was researching property in Wyoming, just for the heck of it.
I saw a listing for 160 acres for $69,000.
I check google maps. Looks like a whole lotta nothing in the middle of nowhere, but it is described as a "former farm".
So, just for laughs, I ask the agent is it buildable, what is its zoning, are there any utilities?
No utilities, "she will CHECK IF IT'S BUILDABLE(???), it's zoned agricultural, AND........
"It is surrounded by U.S. Bureau of Land Management lands, so you would not have a "perpetual right of access" to the property.......
So, I'm asking you guys out west, what the hell can you do with such a property, if your access isn't even guaranteed?
Is it standard legalese that the feds won't enforce unless you piss them off, OR.......

The daughter walked in the door about 20 minutes ago. The first thing she did was want to see all the legal paperwork. I did find out she can get her name changed with what we have. Got to start with Social Security and her employer. Once all that is done we can get her driver's license changed.

The first thing to check on property anywhere in the west is water. Talk with the well drillers in the area and see how far down they have to go.
A land-locked piece of ground can be more trouble than it's worth. You can get an attorney and file for a "waiver of demonstrated use" if you can document prior access but it's going to cost you big bucks. LOL...even if you get access you still have to build and maintain a road. It has to be to government specs too and that can be costly and confusing.
