Mortgage rates are now averaging 7% vs the 5% just last year. It would be financial suicide to sell your current home and relocate.

I bought my home in 2018 for $150k. My mortgage is $333.35/month with $53k left. It also appreciated to $250k and I still would not relocate in order to stay with Yellow.

Not worth the headache to try to get a home with these inflated prices and interest rates.

    #### I bought my house in 2021 for 300K... Interest rate is 2.35%. It's now worth like 415K. What's killing me is city and county taxes. Mortgage like 1.9K.

I lucked out. I had $16k in savings then bought a home in Montana for $136k. Ended up selling for $235k and had $90k to put down on a $150k home that is now worth $250k.

The only thing that saves me is my low mortgage. Our taxes are $850 a year and our HOA is $150 a year.

You mentioned $1900 for mortgage. That's about what my neighbors rent the same houses for.

Your interest rate is half of mine. Well done.

I'm not leaving. I'm taking the opportunity to transfer back to Flagstaff, where I'll probably even keep my current route, more or less. I'll just have to go back to a 900-mile/week commute, but I did it before.

My credit is over 800 at this point but at the time of buying the house it was 730. 10% down cash and other stuff. My taxes together is like 5.5K a year. That and the PMI runs my stuff up. PMI alone is $281. I can easily afford my lifestyle on a 422 mile a night run tho. That's the secret that trip people out.

It's also no secret I drive really nice cars too.

Not to get too far off track but you gotta wonder how much 7% mortgage rates are keeping a lid on housing prices. If/when we get a recession, what's the Fed typically do? Cut rates. Point being, maybe this is a great time to buy a house. Think about it . Maybe you get the best of both worlds: juice to your new home's appreciation after the Fed cuts rates, and then a lower payment on your mortgage after you refi. Just a thought.

Anyways, that's a tough spot, Penguin. Maybe something will turn up closer to the house.

Oh my goodness gravy I do like 430 miles a week in commute for ABF roughly 70 miles a day and it's killing me I couldn't imagine 900 miles a week in commuting.

Speaking of upheaval in a bizarre twist of events, I left ABF on good terms I might ad they said if you need to stay an extra week please do. I said thank you I'll let you know. However after the whirl wind of the last 40 days in a very bizarre twist of events I was able to get my old job at Gordon Food Service back on night transit which almost always never happens, it's extremely rare that you quit night transit, and 40 days later get hired back into it, but management reached out to me we talks and smoothed out some rough edges will say, and I got my old job back. Weekends off, 32 mile commute round trip, pay is pretty much the same, vacation time increases and is savable and I also have predictable hours and no more waiting by the phone. Tired of beating up my 2001 Chevy to get to work as well, so it just works out for me better. ABF was good it was, but the commute was to far and was killing me and the hours were brutal. Nothing wrong with ABF good place, just wasn't right for me and my life. So I'm back at GFS "Here for good as we say." Which was my plan originally all along which why prior to this ABF job I had been at GFS for 8 years, which is a little bit of time.
