Risk vs reward.
It is possible to make a lot of money fast in trucking. It is also very possible to lose a lot of money fast in trucking.
It is much harder to identify a quick profit scenario in real estate, but if you do anything resembling due diligence when you buy land, you rarely lose value.
Something that I suggested in another thread was that the purchase of land to start a business that supports trucking might be a good idea, depending on your market.
A trailer washout runs 30-60 dollars in most markets, and a good washout man can finish a normal washout in 10 minutes. 15 minutes including guiding the truck in and out of the wash bay.
If you buy a (properly zoned and permitted) bit of land near a big refrigerated grocery DC where the outgoing drivers will pass you on the way to the main roads, you might make a killing on washouts. There are lots of other ways to make money supporting the trucking industry too. Short and long term parking. Drop lots. Fast food with truck access. Towing. Tire services. Mechanical services. Fuel. Scales.

I like how everybody says land, there's going to be more than a few farmers hurting around my area just over what one of the big feedlot operations has apparently been doing for the last while. I can see a few of people ending up broke and a lot having to sell land and whatever to stay afloat, just look up south dakota cattle scandal it should show up, I can't get a link to copy over.

I've never seen farm land for sale in the last 15 years that would pencil out at over 5% return. Too many people buying a dream, and ending up with a nightmare.
