This seems odd. Plenty of drivers have purchased homes. Have bought and sold multiple homes, all while driving. Sounds like the underwriter just does not know what he is doing. Look for a mortgage broker who does full processing. They will be chomping to get a package like what your describing.

Try local community banks and credit unions. Tell them you are interested in "manual underwriting". On line and big banks only do desk top underwriting (computerized) ...a monkey can do that. You should do fine.

I bought mine with 1099`s and 2 years tax returns. Same company helps. No issues. Debt ratio is what kills most folks

Don’t know about credit unions, but an FHA loan 1 year is enough with a w2, conventional loan require you to have 2 years of verifiable income, VA once again is like the FHA but 0 down loans are a possibility, also USDA has loans that are like the VA for rural areas. Find yourself a capable MLO ( mortgage loan originator/officer ) that can explain things to you and run away from banks as fast as you can.
If your looking for an FHA you can get 3.5% down loans but you will need mortgage insurance. Once your Loan to value drops to 80% you can ask for the Mortgage insurance to be taken off, the lender can agree or not but once it reaches 78% then by law they will take it off.
