Sometime in 1954; near West Point, MS, one could buy older places (100-200) acres for less than $100.00 per acre. Included a house, barn/sheds and other outbuildings (smokehouse, wellhouse, maybe a stable, small shop). Also included the remaining 119 acres of worn down, used out on cotton, grown up in broom sage.
Indiana corn land around Indy was selling for say $400.00 per acre range.

Simple math.. Sell out in Monrovia, IN, buy in West Point. 4 to 1 ratio is pretty good. Whoa, also, you can apply lime (state pit/county agent arranged delivery/spread for free.) Flat break it 6 inches deep to turn under the sage brush and lime. Have spread some potash or phosphate at your expense after
    soil analysis.
Now we got 119 acres of good soybean land, 60-80 bushel per acre right off then. A few crops; then have to add some boost, but yields went up (also demand for beans) so life in MS went on.
A lot of very nice farms with nice homes, metal buildings, grain storage, etc have evolved this way.
A few TX'ns sold an oil well and 1,000 acres to come.
Had trouble WALKING across the pasture for the cow so thick...

I woke up again to a strong smell of gear oil. Thinking the worst due to my luck. I was spared this time. It was the spot beside me and a large spot under me. So they made a mess of two spots. I hope nobody walks their dog through here.

I'd buy me a lunch box and thermos, carry me some nourishment, afore I'd expose myself to such again. Hell, paper bag of "Twinkie" type stuff beat that...

Amazing how the reclining cat can sleep in your lap and the paws gently flexing, never even a "scratch".
But...surprise/alarm/disturb it; long claws reach to the bone and tear as leaving..
Wife's cat Chloe would occasionally sidle up to me and leap into lap. I would wait with bated breath for the above to occur.
    Seldom disappointed.

$12,779/year for my commercial trucking insurance with the 2 trailers.
Vs the $23k 500ish they were going to jack up.

We got our cats as kittens and made sure to gently mess with them when they were sleeping so they got used to it. Now they will be woken from a dead sleep and roll over for belly rubs with loud purring.
