What is good pay? And what’s fair now in trucking?

    I just looked it up on google. Taxes are so frustrating. I think 50k is plenty to live on. I’ve lived on far less for long periods of time. I think I’m going to try to buy land and put in water and septic. Try to rent the spot for someone who wants to live in an RV. The ROI on that seems pretty high, could probably get nice land for around 25,000 cash. 15-20k to set it up for an RV. All in under 50 and could probably get 2 RVs there for 600 a month each. Might be able to get cheaper land even but I haven’t researched it much yet.

    If I stay out the whole year with no home time it’s right at 90 but every time I take home time it cost me $650 in incentive pay plus the week off. So probably 80-85.

    On your land and RV plan, check the zoning and local regulations about whether they allow it or not, and how many rvs you can have on the land...before buying.

    Just a thought, lots of counties put limits or exclusions on things like that.

    I agree with what @Albertaflatbed wrote 1,000%. Check with the county zoning dept or ask knowledgeable real estate agent for the area. Look before you leap.

    Yes definitely good advice. I’ve never tried anything like this before so I’ll wait until I’m comfortable and confident it is a wise decision. It makes sense in my head for now…

    I’m thinking southwest for sure. Arizona, Nevada, Colorado, Texas. Somewhere in there. I think RV spots make a lot more sense in today’s world than rental houses. At least at current prices and rates. Seems to me like it would most likely be a lot less work and probably significantly cheaper to get into. I’ve seen some posts that say all you need to make it legal is septic. Certainly need some more research.

    In some counties you can only live in an RV for a small number of days per year, even if you own the land. NOT every piece of land can take a septic system. If the ground won't pass a perc test you can't get a septic permit, IIRC.

    Also letting an RV sit for a long time causes issues, like did you winterize it when you left 8 weeks ago or would you like to replace all the plumbing during you home-time?

    This guy talks about the issues when buying raw land lots of people have no idea about. I didn't know some of these issues and I've been looking into it for years.

    Thanks I’ll check him out. If I had the money I would look into a full RV park. Maybe 60-100 spots. I would build a disc golf course as the attraction (which needs minimum 20 acres preferably 40+) I would build a laundry room/bath house. And probably a small convenience store/office. Have full hook ups at every spot and keep the park nice and clean.
