Hey Truckers, I hope all is well with you. We have a 5.461 ACRE property here in Mansfield, Texas that we are going to build an 18-wheeler truck parking yard. Can you please take a moment to look through our site plan and share with me your feedback?
Lot specifications:
- We will be laying Flex base + Recycled asphalt as the surface for parking on.
- We will have bollards at the end of each parking space
- We will have 16 light poles to light the entire yard
- We will have a 24-hour automatic gate
- We will have security cameras throughout
- We will have a 6' chain link fence with 3 barbed wire strands
- It will have two parking spaces being (99) 75'x14' and (35 spaces) 25'x12'
- Pricing is estimated to be $150.00 - $175.00 per month.
What I am looking for in your feedback:
- What do you like about the site layout?
- What do you find to be difficult for you if you park here?
- How is the spacing between the isles and turn areas?
- What would you do different?
- What can we do to improve it?
- Any negatives you see right away?

Buddy had a trailer taken from a similar setup in NC. Same deal - gated - security cams, blah de blah. Trailer still missing. Camera and entry data inadequate.
Yup - Paying for 'SECURED PARKING' - but trailer is stolen and facility is useless in explaining how.
That's their business plan - SECURED PARKING. but the TRAILER GETS STOLEN. Someone explain that to me.
Looks great on paper - but too tight for my rig.
How much are you planning on grossing on this endeavor to make money out of the underserved trucking community anyway?

Nice little layout I guess. You don't mention pricing, that is going to be important to any driver who will park there. The location in Mansfield, whether or not drivers will go there I guess will depend on exactly where its located in Mansfield.
